Clean!

The obvious seller's commandment: thou shalt clean. Remove all clutter from every room. Organize your basement and attic. Have a garage sale with all the stuff you don't want to move to your next home! Wipe down and paint walls and trim if necessary. Many people advocate repainting with a neutral color to appeal to a wider range of potential buyers. Clean all windows, light fixtures and ceiling fans. Bathrooms should always be squeaky clean. Inspect and make any necessary repairs. Highlight the bath and kitchen by selecting some new towels or curtains.

And keep it clean

With rising enegy cost, more negative media hype and election hysteria in full swing sellers are faced with the same two choices: lower your asking price or sit tight. The latter being perfectly acceptable as long as you're not forced to relocate or get out from under a home you can no longer afford. For anyone who came into real estate in the last 6-8 years this is a completely new scenario. Sellers who won't sell. Buyers who won't buy. Lenders who won't lend. Where this is all leading is anybodys' guess. The only movement we're seeing is on the lowend and even that is steeply discounted from previous highs. Happy house hunting and here's hoping you find your dream house at a bargain you can't pass up!
